Adrez Living Acquisition Positions BHM group Among Key Players in the Apartment Hotel Segment

The investment group BHM group operates in the lucrative apartment hotel sector. Its majority stake acquisition in Adrez Living five months ago was part of a deliberate expansion strategy in this segment. Last year, the Prague-based aparthotel operator generated nearly CZK 500 million in revenue, with plans to increase this to CZK 600 million by 2025. The group is also preparing for further expansion through additional acquisitions abroad.

Founded in 2008, Adrez Living specializes in premium accommodations in the heart of Prague. Its current portfolio includes 23 properties, three hotels, and the rest are aparthotels. Soon, a new addition—the Botanist aparthotel, located in a BHM group-owned building—will open, followed by at least one more Prague project next year. After these expansions, the company will operate a network of 25 properties in Prague. The target for this year is to grow its total capacity to 2,500 beds.

"We're neither a traditional hotel nor an Airbnb rental. We offer the best of both worlds," explains Jonáš Kotyza, Associate Partner at BHM group. "Our clients appreciate serviced apartments with designer interiors, where they have full control—from secure self-check-in to customizable stay lengths. Most units feature kitchenettes, making guests feel truly at home. This concept blends residential comfort with hotel-grade service and standards."

Designer Living with Investment Potential

Now is an ideal time to invest in Prague's hotel and aparthotel market, as tourism in the Czech Republic rebounds strongly post-COVID-19 pandemic. According to internal data, Adrez Living achieves an annual occupancy rate of over 82%, significantly outperforming Prague's hotel market average, where four- and five-star hotels hover around 75%.

"It was this model—combining flexibility, quality, and personalized service—that caught our attention," says Kotyza. "We see huge potential in how Adrez Living appeals to a broad client mix, from business travelers to families seeking comfortable vacation stays."

Global Inspiration, Local Uniqueness

While similar concepts have gained traction abroad with companies like Numa or Sonder, Adrez Living focuses on local specifics. Many of its apartments are designed in collaboration with Czech designers, embodying the genius loci of Prague.

"Prague is a unique market. Tourists here don't want anonymous lodging—they crave authentic experiences," Kotyza adds. "That's why we focus on details: locations within walking distance of landmarks, partnerships with local suppliers, and more."

Future Plans: Expansion and Innovation

Backed by BHM group's investment, Adrez Living is preparing a major network expansion. The company plans to open its first overseas property by late 2025, with an even bolder goal: becoming the largest aparthotel operator in Central and Eastern Europe. Simultaneously, it is investing in digital booking systems to offer guests convenience on par with global chains.
