Resort na Výsluní: A Home for All Generations Granted Building Permit

The Czech population is aging. According to the Czech Statistical Office, by 2050, almost one-third of the country's residents will be over the age of 65. This demographic trend brings new challenges, but also opportunities for the real estate development market. A key advantage of the project lies in its cooperative ownership model, which eliminates the need for an individual mortgage. Buyers pay 30% of the apartment price before moving in, while the remaining amount is financed collectively through a cooperative loan under favorable conditions. "This concept appeals especially to seniors who wish to leave behind the demanding maintenance of a family house or large apartment but do not want to give up comfort and independence. The successful completion of the permitting process confirms that we can begin construction practically immediately, marking the start of the project's most visible phase", adds František Vladař, Investment & Project Director of BHM group.

The resort will offer 121 barrier-free apartments (studio and one-bedroom units) for seniors, equipped with above-standard features, access to medical services, and leisure programs. People of working age and families will appreciate the 130 units, ranging from compact studios to spacious three-bedroom apartments with rooftop gardens. All ground-floor units will include private front gardens (19-200 m²), a unique feature in the Czech residential market.

Connecting Generations and Excellent Accessibility

Resort na Výsluní is not an isolated senior housing project but a vibrant community where generations meet. The design of the project draws inspiration from the proven Scandinavian model, which promotes multi-generational living within one neighborhood, naturally strengthening social bonds and active community life. "We believe that interaction between seniors and younger families enriches both sides. The design of the complex, therefore, supports spontaneous social contact - from shared gardens to common lounges", says Jan Černý.

The location in Bakov nad Jizerou offers the tranquility of nature (forests, the Jizera River) alongside excellent transport accessibility: just 8 minutes by car to Mladá Boleslav or Český ráj, and around 30 minutes to Prague's Černý Most. This is ideal for seniors who require regular medical care as well as for families commuting to work.

Building on Proven Success

Resort na Výsluní builds on the well-established concept of Senior Resort Štěpánka, nominated for Best of Reality 2023. That project combined elements of so-called cohousing (senior living connected with healthcare services, amenities, and leisure activities) with premium design standards and sustainable technologies. All of this supports the concept of active aging, increasingly recognized as a key factor in quality of life at an older age.
