Prague, 14 October 2026 – Budapest marks the first step in the international expansion of Adrez, a hospitality company majority-owned by BHM group. The company is adding Maison 45, a boutique hotel in the Hungarian capital, to its portfolio as its first international property. At the same time, it is developing a second aparthotel nearby, with 82 rooms, through the conversion of a former office building.
The move into Budapest marks the first step in Adrez’s long-term strategy to bring its established Prague concept to other European cities. The company currently operates 23 aparthotels in the Czech capital, offering guests greater flexibility than traditional hotels, with accommodation ranging from compact studios to three-bedroom apartments suitable for families, larger groups and extended stays. Thanks to its digital-first approach, guests can manage their stay without the need for a traditional hotel reception. Reservations, check-in and property access can all be handled via mobile phone, while customer support remains available around the clock.
“Our concept has been proven through the operation of more than twenty properties in Prague, and we are now bringing it to other European markets. Beyond Budapest, we plan to open new aparthotels in Vienna and Kraków within the next two years, while also working on projects in several other European capitals,”
Adrez’s First International Property
Maison 45, a high-end boutique hotel in the heart of Budapest, is Adrez’s first property outside the Czech Republic. Offering both guest rooms and spacious suites, the hotel combines the historic character of the building with contemporary interiors.
“Maison 45 is exactly the type of property we are looking for as we expand. It offers an excellent central location, a distinctive character and the opportunity to introduce our technology-driven service model,”
Second Development in Central Budapest
Adrez is also developing a second aparthotel in central Budapest, with significantly greater capacity. The conversion of a former office building on Mozsár Street will create an 82-room property, scheduled to open in the fourth quarter of 2027. Adrez is working with Hungarian real estate company Area Real Estate on the project. The redevelopment will involve a complete refurbishment of the building’s interiors and technical systems, as well as the restoration of its facade.
Bridging the Gap Between Hotels and Apartments
The Adrez concept follows neither the traditional hotel model nor that of individually managed short-term rentals. The vast majority of its accommodation units offer more space than a standard hotel room, while also providing fully equipped kitchens and regular housekeeping.
“We aim to combine the space, privacy and other benefits of an apartment with the professional management and services guests expect from a hotel. Digitalization also enables us to replicate this concept efficiently across new locations,”
Adrez also sees opportunities for further growth in the changing landscape of Europe’s short-term accommodation market. Many European cities are gradually tightening regulations on individually operated short-term rentals, while demand for professionally managed accommodation in city centers continues to grow.
